This has been a challenging year for me as a Broker. I always try my best to do what’s right for my clients, which sometimes means walking away from a deal. This year alone, I have had multiple clients change their minds, and although I have put a lot of time and energy into making a deal happen, at the end of the day, it has to be right for the client.
Buying and Selling a home, and moving in general is stressful, there are a lot of moving parts. It’s important to work with someone who has YOUR best interest at heart. In the past couple of years the market has been most favorable to the seller, but the Tide is changing. Sellers are still holding out for the top dollar, and buyers still want the biggest bang for their buck. Sellers need to ask themselves “How much would you pay for your house today?” Buyers need to make sure they are making a smart investment! It’s similar to the stock market, you want to sell high, and buy low!
When the market starts to shift, people need guidance. That’s where I truly believe in my profession and the value of having an agent as your advocate! This is true, whether you are buying a new build, or a resale. You will look at homes and decide whether it’s a good fit for you, the Broker should view the home in terms of the investment, and the likelihood of Reselling the home.
There will always be some doubt, and you will question whether you are doing the right thing, even a feeling of nausea is normal! But when your heart and gut keep telling you something doesn’t feel right, it is better to hold off, and wait until you feel better about the deal.
As an agent, it’s not always easy to hear that a buyer or seller is having a change of heart, but it’s a huge decision, and I’ve learned over the years that if you do what’s right for the client, you might lose the deal, but will retain the client. It’s a very simple concept, Treat others the same way you want to be treated, and you will go far in Life!
