Sellers What to expect in this market
– Demand is high, inventory is low. Expect a lot of showings, with several overlapping.
– We will have the home cleaned once for you, either before your showings, or as a clean out with a 6-month listing agreement.
– We will help you stage the home, and then have a professional photographer shoot photos. You must put your best foot forward from the beginning to obtain the highest price.
– Try to get away for a weekend when we first go to market to avoid the high volume of buyers going in and out of your home.
– Expect multiple offers, or at least 1 after the first week of showings, if no offers, you are overpriced. (in this market!)
– We will ask that all Realtors knock first, leave a card, and provide feedback, not all of them will.
– They might leave a door unlocked, or accidently lock the garage door, set off the alarm, let the cat out, shut the cat or dog in. (most will not)
– Leave lights on in any dark room, put on soft background music for ambiance.
– Homemade cookies and bottled water offerings are nice and appreciated.
– Make sure your home smells good, and thermostat is set at a comfortable temperature for viewing the home.
– Some buyers have children, please put away breakable items.
– Do not leave out cash, jewelry, or other valuables.
– De-personalize your home, limit photos to 1-3 personal photos.
– Clean up after your pets (kitty litter, backyard poop, toys etc.)
– Fix items that are in obvious need of repair, remove clutter.
– Once you’re under contract, don’t let your guard down, keep the house ready in case the buyer wants to come back for a second look.
– Most buyers attend the home inspection, they start looking closer at closets, drawers, maintenance items.
– Have furnace and ac serviced and cleaned
– Have windows cleaned inside and out
– Commit to moving, start packing, store packed items in garage!
